Below is a description of the property:

Las Brisas Resort and Villas is a successful 3-star luxury boutique resort that was built in 2009/2010. It’s located in Playa Hermosa de Jaco, 800 meters from Playa Hermosa beach on a quiet street. The resort features 10 modern hotel rooms, four 2-3 bedroom Villas and a large pool with jacuzzi located next to the full service restaurant/bar with seating for 50+. There are two pools on the property. Beautiful landscaping and gardens surround the property and it is near a lush jungle with nearby waterfalls. The area is full of expats and is very safe and more upscale. It has abundant and active wildlife such as monkeys, iguanas and frequent visits from Macaws and Toucans. Playa Hermosa beach is less than .5 miles away. It’s a gorgeous black sand beach that has 4-5 lively beach bars and restaurants. It’s also one of the top surfing spots in the country. Every Saturday there are surf competitions and hundreds of people come to watch the sunset. There’s also a mini market just a 3-minute walk away.

The resort is less than 5 miles to Jaco, which is known for it’s beaches, surfing, nightlife, shopping, and 170+ restaurants. The Resort is a relaxing spot that tourists and locals alike come to relax and recharge. The resort is where WSL Pro Surfer, Griffin Colapinto, and his family owned a Villa to train on one of the best and most consistent surf beaches in the world. Quepos/Manuel Antonio and the national park (the largest tourist attraction in Costa Rica) is only 50 minutes away. Many exciting adventure tours are located close by like zip lines, waterfall repelling, white water rafting, ATV tours, horseback trail and beach rides, monkey tours, national parks, etc. Jaco is the closest beach town to San Jose so a lot of our guests are nationals (meaning the resort is not fully dependent on international tourists). The affluent people with money in San Jose choose us as their place to relax and recharge. Costa Rica is also developing a new international airport in Orotina that will cut the airport travel from 1.5 hours down to 40 minutes. (Research the Liberia airport to see what happened to property values in the Tamarindo area). This will boost the number of tourist visits in the coming years.

Several revenue streams are running through the hotel including: room revenue, full-service restaurant and bar, travel tours, property management and HOA fees, transport service, mini store, and mini bar sales. We have some historical profit and loss statements, an established marketing plan, a full 100+ page training manual and videos to make for a seamless transition. We are one of the top-rated hotels in the market. The hotel has a high rate of returning guests. Hotel also has a relationship with one of the top Yoga schools in Costa Rica that is located within walking distance. We house their students and our guests can attend Yoga classes. The back lot is also available for sale and would allow for the expansion of 3-4 more Villas. Building plans are already done and approved.

The Resort could be continued as a short stay Hotel/Villa business or be rented as large vacation/party/event property. The resort has over 23,000 followers on social media (active Facebook, Instagram and TikTok accounts). All hotel travel sites and Google show very high review scores for the market (higher than the higher end places locally like Los Suenos, Crocs or Villa Caletas even). (Trivago 8.7, Booking is 8.6, Expedia 8.6, Trip Advisor 4.5, Google 4.4). This is a turnkey operation with established standard operating procedures, a 100+ page training manual and full training videos that are included in the sale. It’s a fully staffed operation with employees who want to stay on after the sale. Owner willing to stay onsite to completely train the new owner for 2-3 weeks. Staff is currently at 5 full and part time employees (a receptionist/bar tender, a cook, two maids, and a maintenance man).

There are a total of 8-10 hotel rooms that each sleep 4 people. The rooms have a kitchenette in them (with mini fridge, sink, coffee maker, and the family rooms also have microwaves). All rooms have LED flat panel SmartTV’s (Google TV, Netflix, etc) and we have stable 300MB internet service. The rooms are each 431sqft in size and the Villas are 1,302sqft in size. The Villas have a fully equipped kitchens, a family room and 3 bedrooms each.  Two of the Villas are set up with additional rooms that are used as garden rooms when the first 8 are sold out. This gives the flexibility of selling the Villas as 2 or 3 bedroom units. In total, the hotel has 28 beds and sleeps up to 56 people. Plus we also manage a two-story condo next door that gives us 6 more beds and 10 more people (or you can live in the lower unit as we do). The condo gives us a second waterfall/infinity pool. We currently live in the lower unit and rent the top unit for the owner for a 30% management fee. 

The Las Brisas Resort is the perfect size boutique to get in at a reasonable cost and be able to turn a consistent profit to support your lifestyle as an owner/operator. Although a manager could be brought in if you don’t plan to live onsite. Resort has a lot of potential and could also be turned into a digital nomad resort. This would allow you to eliminate most of the staff and function as a longer-term rental operation. A medical spa for travel medicine is another great concept for the hotel as medical tourism is huge in Costa Rica due to great low-cost health care and dental. It could even function great as an independent family retreat that would have 11 bedrooms/10 bathrooms on just the main hotel site alone. And then there would still be 2-3 Villas and 2 garden rooms available for rent.

Owner is selling because of the need to move back to the US due to family and health issues.
